Bill Restricting Essential Fees Stalls in Illinois Senate

Thanks to the relentless work of our lobbying team, the strong support of our industry partners, and your active involvement, CAA successfully stopped HB3564 – the so-called Rental Fee Transparency Act – from becoming law late Saturday night. In a key legislative turn, the bill was held back from a Senate vote and failed to advance before the session ended. As a reminder, the legislation proposed sweeping restrictions on common fees, tight security deposit limits, and increased legal risks—threatening local control and potentially raising housing costs.
