When disaster strikes, the decisions made in the first few hours can have a significant impact on the extent of damage, recovery timeline, and overall cost of a loss. This webinar will help property managers and building professionals better prepare for, respond to, and navigate water, fire, and other property emergencies.
Attendees will learn how to develop effective pre-loss emergency plans, establish clear roles and communication protocols, and understand what information restoration contractors need when responding to a loss. The session will also break down the categories and classes of water damage, explain how those classifications influence drying and demolition decisions, and review the equipment, moisture monitoring, and mitigation practices commonly used during restoration.
The presentation will also explore mold remediation considerations, restoration timelines, documentation expectations, and best practices for communicating with owners, residents, insurance professionals, and other stakeholders throughout the recovery process.

Joe Schutzius is the Director of Business Development for CELTIC Restoration Group, a 360 Fire & Flood Company, providing comprehensive disaster restoration services throughout Chicagoland and nationwide.
Before entering the restoration industry, Joe spent more than a decade in property management, advancing from Portfolio Manager to Regional Manager and Regional Director. His experience managing communities gives him a unique understanding of the challenges apartment professionals face when dealing with water losses, fires, mold, displaced residents, insurance claims, ownership expectations, and the need to keep operations moving during an emergency.
Today, Joe works closely with property managers, engineers, ownership groups, and insurance professionals to help multi-family communities prepare for and respond to property losses. His approach focuses heavily on pre-loss planning, communication, documentation, rapid response, and helping management teams understand what to expect throughout the mitigation and reconstruction process.
Joe is also actively involved in the property management industry through organizations including CAI, CAA & IREM. He currently serves as President-Elect of CAI Illinois and has served on numerous industry boards and committees throughout his career.
Drawing from experience on both sides of the emergency response process, Joe’s goal is to help property managers be better prepared before a loss occurs—and provide a trusted resource when the unexpected happens.
